Location

Aberystwyth is a busy market town, administrative centre, major tourist destination and university campus situated on the west coast of Wales, with a resident population of some 16,000 which more than doubles during the university term time.
Shrewsbury lies some 75 miles to the east and Wrexham 80 miles to the north-east with Cardiff 100 miles to the south. The town benefits from rail connections to Shrewsbury, Birmingham and the north. Aberystwyth is a popular traditional seaside holiday resort with long sandy beaches, a grand promenade, Victorian pier and other attractions and it is also the administrative centre for the region with a number of Government departments located there. The property lies in a secluded rural location, some 4 miles to the east of Aberystwyth, just east of Penyrn-Coch off the junction of the A487 with the A4159 link to the A44. The property is hard to find and is approached via a long hard surfaced private driveway through Forestry Commission woodland which leads to a gated large parking area.

Description

The property occupies a secluded hillside location enjoying extensive views over open countryside and two lakes, with the rolling hills of mid and north wales as a backdrop as well as sea views. The property was until recently used as a clinic, and prior to then an outward bound hostel. The property sits in some 11.5 acres within which sits the principle modern and purpose built two storey building with the main access at first floor level via a bridge. On this floor the accommodation includes a reception, offices, meeting room, a large communal lounge, catering kitchen, a canteen seating 22 and four bedrooms with WC/bathroom facilities. On the self-contained lower ground floor there are ten bedrooms and bath/WC facilities including disabled.
There is also a separate two storey stone cottage with an office, AGA kitchen, lounge and dining area on the ground floor, with six bedrooms on the upper floor. There is an attached disused section which may provide the opportunity to change the configuration or create a separate unit.
Within the grounds are situated a large class room/workshop building, two commercial poly tunnel frames as well as ample parking and circulation space.
